North Shore multifamily rarely comes to market cleanly. Owners of duplexes and triplexes here often don't list — they sell to someone who already knocked, or they don't sell at all. When a property does hit Zillow, it's priced for the open market and gone in days.

Where I'm hunting
Six North Shore markets, each with different price points, STR permit environments, and buyer profiles. I know all of them — I live in one.
The commercial hub of the North Shore. Walkable to restaurants, the lake, and the bike path. STR permits available in residential zones; multifamily rare and sought after.
El Dorado County, lower price points, less competitive. Backs to State Park land in many locations. Homewood Mountain nearby. Strong ski-season rental demand.
Dense, walkable, lakefront-adjacent. Placer County STR permits. Strong summer occupancy driven by the beach. Higher density means more multifamily opportunity than elsewhere.
Upscale residential, quieter than Kings Beach. Private HOA beach communities. Less multifamily supply but strong LTR demand from workforce and seasonal workers.
Between Kings Beach and Carnelian Bay. Good STR fundamentals, Northstar proximity in winter. Emerging value relative to Kings Beach with similar permit access.
Gated HOA community with private beaches, tennis, and amenities. Attracts second-home buyers. Less multifamily but occasional estate situations create off-market windows.

This is exactly how I bought my own place in Tahoe City. Found off-market through a direct relationship with the seller — no MLS, no bidding war, no competing offers. Renovated Unit A into a modern two-bedroom STR that now runs as a 4.9-star Airbnb Guest Favorite. Unit B is owner-occupied. The STR income covers the mortgage.
