Third-generation real estate means I grew up watching deals get done on handshake and reputation. That's still how I work — with better data than was available in 1982.

It starts with a real conversation — budget, timeline, what you're actually trying to accomplish. Not a Calendly link and a 45-minute "discovery call." Email me. Tell me what you're looking for. I'll come back to you with a clear picture of what's realistic in this market, what the tradeoffs are, and what to watch out for before you're under contract.

Once we're working together, I handle everything: property analysis, STR viability check, offer strategy, negotiation, inspection coordination, and close. I stay available and I answer my phone. You won't be handed off to an assistant.

I bring the same marketing firepower as a corporate brokerage — because I used to work for them. My background in advertising at DDB Worldwide means I know exactly how the big shops reach buyers. The difference is I do it independently, without the overhead or the quotas.

Through Gallagher Analytica and the tools that have fundamentally changed what's possible for independent operators — AI-driven targeting, short-form video, and social media distribution — I can reach the same buyers a Compass or Sotheby's listing reaches. Professional listing copy, video content, and paid digital reach, without the 6% corporate machine behind it.

Pricing strategy is data-driven. I don't list high to get the listing and then ask for price reductions. I price right from day one.
